Using Junuby
Junuby is a marketplace that lets owners list property and cars, and lets buyers and renters discover them. House and apartment rental enquiries and sales of houses, apartments, plots, and cars use the office-managed process. Junuby is operated by Banjo Systems LLC.
Accounts
Customers create an account with an email address and password. The email address is verified during account creation. Office and administrator accounts are invited by an administrator and require work-email inbox verification when signing in. You are responsible for information submitted through your account and must keep passwords and verification codes private.
Posting listings
- You must own the item or have permission to list it.
- Information should be accurate and not misleading.
- At least one public photo is required before a listing can be submitted.
- A standard listing with up to five public photos is free.
- Shop and trader accounts can have up to two active Shop goods listings without a trader subscription. Property and vehicle listings do not use these trader-plan slots.
- A $5 extra-photo upgrade increases one listing's allowance from five to a maximum of twenty public photos.
- Trader plans allow shops to keep up to 10, 20, or 50 active Shop goods listings for $10, $20, or $50 per month.
- We may remove or reject listings that violate these terms or appear fraudulent.
Ownership or authority documents are required for sales of houses, apartments, plots, and cars. These documents remain private and do not count toward the public-photo allowance. Other listing categories may require evidence when the office reasonably needs it to review ownership, authority, safety, or legality.
Verification and badges
A verification badge means Junuby office staff completed the checks described on the listing. Badges are not a legal guarantee of ownership or condition. Buyers should still inspect the item, review the relevant documents, obtain professional or legal advice where appropriate, and use the agreed payment process. Paying for photography, extra photos, or promotion does not create a verification badge.
Payments and fees
Office photography costs $35. An accepted office-assisted rental search has a separate $10 commitment covering up to five valid matches over 14 days. The commitment is due once the office accepts the request and begins the agreed search work. It is not refunded merely because the customer later stops looking or changes their mind after that work has been performed. If Junuby cannot provide the accepted service, the office may review an extension, credit, replacement service, or refund. Optional promotion prices and durations are shown before a payment reference is created.
Promotions
Featured and Spotlight plans provide the placement and duration shown when purchased. They do not guarantee a minimum number of views, enquiries, rentals, or sales, and they do not change a listing's verification status. A promotion begins after its payment is confirmed and applies only to an eligible live listing.
Completed rentals
House and apartment rental enquiries must continue through the Junuby office. Junuby arranges the introduction and follows the case through viewing and agreement. When the rental is completed, the commission is 50% of one month's agreed rent: the owner pays 25% and the tenant pays 25%. The $10 assisted-search commitment, when applicable, is separate from this commission.
Completed sales
Sales of houses, apartments, plots, and cars are managed through the office. The seller agrees to the commission before publication, and commission becomes due only after a completed sale. The rate is based on the final sale price:
- Below $20,000: 5%
- $20,000 to below $40,000: 4%
- $40,000 to below $60,000: 3.5%
- $60,000 to below $100,000: 3%
- $100,000 to below $300,000: 2%
- $300,000 and above: 1%
Office-managed deals
Owner and seller contacts remain private for office-managed rentals and protected sales. Both parties agree not to use an introduction made through Junuby to bypass the recorded office process or its applicable commission. Payments made outside an agreed Junuby process are not recorded as Junuby payments.
Payment records and refunds
A fee or commission is recorded only through its corresponding listing, request, rental, sale, subscription, promotion, or office payment reference. A customer may ask the office to review a payment problem. Refunds are not automatic: they are considered against the service purchased, work already performed, payment evidence, and any signed agreement. An approved refund is recorded as a linked adjustment and may end the related promotion, photo allowance, subscription, or contact entitlement.
Prohibited use
You may not use Junuby for scams, spam, illegal items, harassment, or anything that harms other users or the platform. We may suspend accounts that break these rules.
Marketplace responsibility
Junuby provides listing, communication, verification, and office-support tools. Except for obligations expressly accepted in a signed office agreement, Junuby does not own listed items and does not promise that a transaction will be completed. Users remain responsible for their decisions, inspections, documents, contracts, taxes, transfer costs, and compliance with applicable law.
Changes and termination
We may update these terms or change features over time. You can stop using Junuby at any time. We may suspend or terminate access for repeated or serious violations. Existing payment, dispute, commission, and signed-agreement obligations continue where they reasonably need to survive account closure.
